picking a realtor
how to avoid conflicts of interest
When you choose a Realtor, you expect they’ll represent you at the highest level. Unfortunately, that isn’t always the case — especially if you’re working with a generalist instead of a specialist.
Generalists are the jack-of-all-trades agents who work with both buyers and sellers. The problem comes when you fall in love with a home, only to discover your agent is also the listing agent. Of course they want to put the deal together — they’ll make twice as much money. But are you confident you’ve seen all the inventory? Are you sure your interests are being fully represented? As a seller, the same concerns apply. Is your Realtor negotiating only for you? Are they keeping your private information in confidence — or simply doing what it takes to get the deal done?
THE CONFLICT IS REAL | Through years in real estate, I’ve double-ended dozens of transactions. And here’s the truth: I was conflicted every single time. You can’t truly represent both sides when the buyer and seller have different goals. You just can’t.
That realization led to a decision: it will never happen again. I restructured the entire foundation of this company so that conflicts of interest are never on the table. When you work with Chisum Realty Group, you’ll work with either a buyer specialist or a seller specialist. You will never be in the position of having one person represent both you and the other party.
CLEAR PROTOCOLS | We have strict protocols to keep these roles separate. Buyer specialists do not have financial incentives to sell Chisum Realty Group listings. Our buyer and seller teams work in different parts of the office, so their conversations remain private. Your information is always held in confidence.
EXPERIENCE MULTIPLIED | Another benefit of working with a specialist is experience. Because our Realtors focus exclusively on one side of the transaction, they have twice as much experience as the highest-producing generalists. That means you gain an advocate with an incredible amount of knowledge — someone who ensures you feel comfortable and confident in every decision.
Real estate is one of the biggest decisions you’ll ever make. You deserve representation that is focused, experienced, and free from conflict. That’s exactly what our specialists provide.
