In 2025, 145 residential properties were sold in Angel Fire. That represents a 14% decline from 2024 and the lowest number of sales in a decade. This slowdown was not caused by a lack of homes for sale. What changed was buyer demand. Fewer buyers chose to transact, and that’s going to be a recurring theme we see in this data

One puzzle we want to point out in the data is the median home price that is holding steady in the mid five hundred thousands even though we saw that values softend throughout the year. In a smaller market like Angel Fire, a handful of luxury ski homes or high-end vacation properties can influence the median. Notice the increased activity in home sales over 1.5M as well as the unusually high $8.9M home sale. So while the overall median appears stable, certain segments — particularly the $500K–$1M range — experienced more pressure from increased inventory.

At the end of 2025, there were 123 active homes for sale in Angel Fire, up from 76 the previous year. That’s a 62% increase in inventory. The largest growth occurred in the $500K–$1M price segment, where active listings increased 107%. This does not mean there was a surge of new sellers. From 2022–2025, listing volume remained relatively steady. The increase in inventory resulted from fewer buyers transacting. In 2025, approximately half of the homes that came on the market did not sell. This reflects a market environment with increased competition.

The difference between homes that sold and homes that remained active is significant. Homes that sold averaged 142 days on market, while homes still active as of January 2026 have been sitting for 276 days. This separation is one of the clearest indicators of today’s Angel Fire housing market conditions. Homes that sold, did so in less than 5 months. But roughly half of the homes didn’t sell, and those have been on the market for over nine months. This is a surprising data point, and we’re digging into this further in our next article, so keep your eyes open.

Absorption Rate: Supply vs Demand

Absorption rate measures how long it would take to sell all active listings at the current pace of sales. In 2025, Angel Fire’s absorption rate rose to approximately 10 months of inventory.

For reference:

  • 7+ months signals increased buyer leverage
