Inventory climbs this time of year as summer is in full swing. The inventory is outpacing last year’s levels with 21 new listings this July, compared to 12 in July 2024. Following three sales in June, there are now plenty of homes for buyers to choose from.


Only eight homes sold in July, which is a modest count compared to previous years (15 in July 2024). Unfortunately, consumer confidence remains low, and mortgage rates are high. The majority of the US is experiencing a reduction in the number of home sales.
The real kicker? Homes averaged 135 days on market, which is the longest we’ve seen since April. Despite the slowdown in speed, the average list-to-sale price ratio came in at 94%, indicating that while buyers are negotiating, they’re still willing to step up for the right home.


The median sales price landed at $755,000, up from June’s $520,000. While there are fewer buyers transacting, they are not shying away from higher prices.
Mortgage rates nudged down a hair, with the 30-year APR averaging 6.72%—a small dip from June’s 6.82%, and the lowest we’ve seen this year. Every fraction of a percent helps increase buyer demand.

What This Means for You
For sellers: Some homes are selling fast with a strong negotiation position for the seller, and others are sitting with a strong negotiation position for the buyer. The sellers who win? They have a strategic and intentional combination of price, condition, and marketing.
For buyers: You’ve got some room to breathe. It’s not the frenzy of past summers, and there’s real value to be found. Some homes, priced with ample room for negotiation. They may sit on the market and get overlooked. Other homes have an obvious appeal to many buyers and will go to the buyer who acts quickly and confidently. You want to understand local values so you can distinguish between them.
